Jonathan Macken's first-time volley doubled the lead before Paul Scholes gave United hope of a comeback.
But second-half goals from Trevor Sinclair and Shaun Wright-Phillips completed the win for City.
Defeat left United third with 58 points, 12 behind leaders Arsenal. The win lifted City six points clear of the bottom three, in 15th on 30 points.
2015: Sunderland 0-4 Aston Villa
A brace each from Christian Benteke and Gabriel Agbonlahor gave Aston Villa a much-needed win at Sunderland.
After scoring only four Premier League goals in their last 14 away matches and none in their last six, Villa hit the back of the net four times in 28 minutes at the Stadium of Light.
The result led to the two sides swapping positions. Villa went above Sunderland into 16th on 28 points, two clear of the Black Cats.
